Buyer's Tax Credits

In addition to any tax credit you qualify for, If you buy one of Sharon’s Listings with Sharon as your agent, you'll get 35% of the Buy-Side commission back at closing*.

Here’s how it works:

1.) Choose the property(s) that Sharon Falco has listed in her Featured Properties list, and schedule a private showing with Sharon as your exclusive Buyer Representative by calling her at 630-307-2760, email her at Sharon@sharonfalco.com or select the Contact Us link on the home page to make an appointment with her to see the property(s).

2.) If you decide to make an offer on one of her listings, Sharon would then represent you as an Exclusive Buyer Representative. After you have negotiated the terms and conditions and your offer is accepted by the Seller, and both parties have signed, you would be eligible for your cash back credit at the closing of 35% of the Buy Side of the transaction (this would be represented by the percentage of the total commission that would have been offered to a CO-OP Broker if they had brought in the buyer, approximately 2.5% of the purchase price). You then would receive 35% of the CO-OP percentage or approximately 35% of 2.5% of the purchase price.

In addition if you are a first-time or step-up buyer you could be eligible for tax credits of $6,500 to $8,000. Add that to the Cash Back Credit above and the savings are “Huge”. So act quickly! in order to receive a tax credit you must qualify and purchase by April 30, 2010 and close by June 30, 2010.
